Clear rules. No small print surprises.
Check-in and check-out
- Check-in from 3:00 p.m. Earlier only by agreement, sometimes with a fee, never guaranteed.
- Access details arrive by email at least one day before you land, usually one to two weeks ahead.
- Check-out by 11:00 a.m. A later hour is possible only by agreement.
- On leaving: rubbish out, dishwasher started or dishes washed, fridge empty, air-conditioning, lights and boiler off, windows and terrace closed, key returned to the lockbox.
Fourteen house rules
- No smoking inside.
- No open flames or candles. An electric grill is fine outdoors.
- No pets.
- No eating in bed.
- Switch off air-conditioning and appliances when you go out.
- Close windows and doors when you leave.
- Use water and electricity with care.
- Empty the fridge and freezer, take out rubbish, leave dishes clean.
- Quiet hours from 10:00 p.m. to 7:00 a.m. No parties or loud music.
- Use shared facilities by the house rules and watch children.
- Balcony and roof rails may be lower than you expect at home. Supervise children; use them at your own risk.
- Nothing but toilet paper belongs in the toilet.
- Tell us at once if something is damaged or not working.
- A €300 deposit is returned after a proper handover. Extra cleaning or damage can be deducted. Parties and commercial use need written consent.
Terms, in plain language
These terms cover stays booked with HolidayAtFriends.com, owned by Stefanie & Thomas Grömmer, Esat Faik Muhtaroğlu Sok, IRINA Sitesi, Apartment J102, 9944 Lapta, Northern Cyprus. Portal bookings follow the portal’s rules where those take priority.
A rental begins when we confirm your request by email. The confirmation is the contract.
The price in the confirmation is due as agreed, usually electronically. Keys are handed over once the stay is paid.
Cancel at least 7 days before arrival and the amount already paid is refunded in full. Later cancellations and no-shows are not refunded. The €300 deposit is pre-authorised about one day before arrival and released within 7 days after departure, depending on your bank.
If arrival becomes objectively impossible — official travel bans, for example — both sides may step back and look for a fair solution.
The home is for the number of people agreed. Subletting is not allowed. You are responsible for damage beyond normal use.
We are not liable for lost belongings, power or water cuts, neighbouring construction, or internet interruptions. This does not limit liability for intent or gross negligence. Pool, balcony, roof terrace and outdoor areas are used at your own risk.
Some homes have a visible camera covering only the entrance, never interior rooms. Recordings are usually deleted after 90 days unless a security incident requires longer.
German law applies. Where the law allows, the place of jurisdiction is the lessor’s registered office.
Privacy, briefly
The controller is HolidayAtFriends.com, Germany. Phone +49 1590 166 77 22. Email mail@holidayatfriends.com. We use what you type into a request or a message only to answer and to arrange a stay. A contact message is emailed to us, and we send a short confirmation to the address you give. Language, consent and saved requests stay in your browser. You may ask us what we hold, and you may ask for correction or deletion. You can also complain to a supervisory authority. The original website is hosted by IONOS SE, Elgendorfer Str. 57, 56410 Montabaur. The merch page loads the HolidayAtFriends designs from Spreadshirt. Orders there are handled by Spreadshirt, not by this page.
